​When clients hire an agency, they want great work. Great work is usually delivered by a small team of smart and creative veterans. We are that team.  

​Our purpose is to do work that matters for clients who make an difference. To do this effectively, we have a no-fat model, stacked with agency escapees, that is decidedly un-agency. Our clients budgets are spent on talent instead of overhead.

Our team of partners stretch from California to Brooklyn and because our work generally focuses on place-based clients, we are fluent in languages that are foreign to other agencies. Urban planning,  architecture, museum management, experience design, placemaking, nonprofit fundraising, GIS mapping, economic development and other things you wish your agency knew.

CIVIC: Semi, Quasi, Kind of officially affiliated.

We serve civic organizations who believe in transformation for the public good and are often associated with governmental agencies. They can be seen as geographic stewards, including economic development organizations, transit agencies, innovation districts and other stakeholders focused on a brighter future. We serve organizations that promote change, care for the environment and encourage all of us to be better.

REAL ESTATE: Massive. Historic. Interesting.

Our projects include developments as large as 9,000 acres, as important as single buildings on the National Historic register, and as interesting as 3D-printed neighborhoods. We name places. We design brands. We get front page articles. We make maps pretty. We make old places new. The golden thread: we work with developers who have a big vision.

NON-PROFIT: Mission-driven, purpose-forward, fighting-the-good-fight.

Our big why is to do work that matters for organizations who make an impact. While we will discount our fees for a select number of nonprofits, we will not discount the quality of our work.  

FUN & FANCY-PANTS: Provocative. Exclusive. Places where you show your ID. 

Places where people open their minds, open their mouths, open their wallets. 
Museums, country clubs, places where we escape. We love these projects.
 

We work nationwide on projects of nearly every size, but we admit we have a special place in our heart for Kansas City. We serve our clients the best when there is a strong vision, a complex story and a team that is interested in trying something different.
